Joint development
The landowner proposes contributing the land as equity, valued indicatively at Nu. 25 lakh per decimal, while the developer finances and delivers construction at an agreed, transparent cost.
The parties intend to make equal-value contributions to the project. If the agreed construction investment is greater or less than the land valuation, the party with the lower contribution would top up the difference, as mutually agreed, so that both parties contribute equally.
On this basis, the completed development would be shared 50:50, with each party receiving its agreed allocation of completed units. Each party may then retain, occupy, rent or sell its allocated units, subject to applicable laws and the final agreement.
Land valuation, eligible construction costs, top-up arrangements, allocation of units, project risks and the legal structure will be negotiated and documented before proceeding.
